Below is an interesting list from the California Association of Realtors which has the top ten legal mistake sellers make. The ones I find most critical and can cause the biggest headaches are those of not disclosing material facts. These can be obvious big issues but also small things such as something not working as simple as one stove burner or an old water leak which has been properly repaired.
What I always tell my clients, if you are the buyer would you want to know about this. If a seller asks them selves this simple question, the answer almost always is the correct path to choose.
